Overall it will have no impact, because 95% of single family rentals are owned by small time landlords with fewer properties than that.
Also the restrictions don’t apply if you build new homes specifically for renting, or renovate homes prior to renting (must spend 15% of purchase price on renovations)

I'm not a stock or legal analyst but how do INVH and AMH grow under the new law? I don't see how they can.
They are still allowed to buy existing single family homes as long as they provide rent reporting to the credit bureaus so renters can get credit for paying rent.
They can also develop new homes
