If you feel worried then build up enough of a cash cushion to make yourself feel comfortable. I, myself, am not worried about losing my job in a recession. If anything, I welcome a recession so I can buy everything on sale.
We are privately funded with cash to burn and specialize in an asset class that will not be impacted by a recession, so I'm hoping for a downtown that will drive prices down and increase my deal volume.
That is precisely why it isn't going to happen...
Cash flows will not be impacted but I suspect cap rates will increase as equity sources dry up. Some will be forced to sell due to being over leveraged.
If you specialize in an asset class that won’t be impacted by a recession, than why will prices fall allowing you to buy? If prices fall, doesn’t that mean it is inherently impacted by a recession?
A recession could cause owners to sell perfectly fine properties for liquidity reasons...
