How long to stay at your “foot in the door” job

Work history: finance undergrad, 1 year as business analyst, 3 years at a company doing Corp finance, 2 years into a financial analyst on dev team at a CRE (LP side). This job I’m in now is what I’ve always viewed as my foot in the door job. My end goal is to end up as a development manager so I’m starting to plan my next move because I don’t realistically see any opportunities to lateral or move up at my own company. I’ve started passively looking at jobs and noticed many applications say 3-5 years relevant experience, which I technically have but only 2 within CRE. So should I wait another year then try to look seriously? I don’t want to get dinged for something like this. Also I know this has been on here but any tips for trying to get a dev associate job in general? Found a dream job opening but I honestly am scared to apply bc I feel like I’m not gonna get it and don’t want to hurt any future chances there.
