Interviewed there a few months back. Growing like wildfire and seemed like nice people (I met two people). from a work perspective, it seems like they work 24/7

Know someone there. It seems like a knowledgeable group but they grind you.
Just as a general point of order, there isn't really a "ranking" in real estate. These guys may be good at what they do, but the really only operate in TX, GA and KS. So... how does that compare to an acquisitions fund in NY or CA? Hard to tell. I'm curious as to how well they do... they're website claims they raise rents by 22% on average, which sounds great, unless they're buying into a Section 8 contract coming up for renewal, and what pricing they buy the rest at.

Would echo this. Talked with someone senior there recently who was bragging about how their LP agreements don’t require their LPs to contribute additional capital or face being diluted if there’s a capital call. Seems like they’re setting themselves up for distress if they ever needed to raise additional capital for one of their properties
I interviewed with them last year. Nice people, but didn't like their vibe. Felt very sink or swim type culture.

They got their start syndicating Class D apartment complexes in South Atlanta in 2017, wisely flipped out of those, grew their headcount significantly and started buying elsewhere (KC Metro, TX and OH primarily). Can't say with any certainty but the strategy is probably going about as well as you'd think it's going in 2024.
