Internship Roles?

I’m currently a student at a non-target and able to work in a nearby tertiary market (bummer, but it’s all I’ve got) over the summer. The career track I’m planning to follow would be: investment sales analyst —> REPE acquisitions. I am looking for internships but unaware of the positions available to interns to ask about or apply for that would best position me once out of college for an IS analyst position where I can get a lot of reps. Any help would be greatly appreciated, thank you!

Honestly companies usually do start posting internships, but with the slow down in Acq's, weird market, never seen so many go bridge to bridge, firms are waiting for the new year to see if they have the overhead. Internships are actually quite costly and right now anything that can cut the bottom line is happening. As firms have done cuts across the board, many do want to retain their current talent at the more mid level and junior level, so biting the cost. This could be a bad year for internships....

With that said see if there is a family shop nearby, or a IS or Originator that needs someone on their team directly. Just cold call honestly....Some teams might like that since people are having to go back to the 80s of dialing and hoping.

I feel incredibly comfortable cold calling but I’ve heard it’s very unprofessional relative to emailing. Are there positions at companies I should or should not be calling?
I’m wondering if I should just angle for a coffee (where they can give me more contacts to reach out to as well) rather than coming on so strong asking if they have internships currently available over the phone. Then, they either 1. have an internship 2. don’t have one currently but i can stay in contact and hope for one for the start of the year 3. try the same with their contacts and repeat over and over

Thank you for your help!

Sorry showing my age. Yes professional emailing is fine and if you have the time to slow play it a bit you can look for coffee and sit downs for career mentorship. Then try to get into networking events. It’s finding the networking groups that are the harder part. But I’ve seen a couple for CRE. If it’s a secondary market it might have to be a young professional group not as silo’d for just for Real Estate
