Based on the most helpful WSO content, Real Estate Private Equity (REPE) summer associate programs for MBA students are generally less formalized compared to Real Estate Investment Banking (REIB) associate roles. Here's a breakdown:

  1. REPE Summer Associate Programs:

    • Recruitment for REPE roles tends to be less structured and more relationship-driven. Networking plays a significant role in securing these positions.
    • Larger REPE firms may have formalized programs, but they are fewer in number compared to REIB programs.
    • Many REPE firms prioritize candidates with prior real estate experience, such as pre-MBA roles in REIB, real estate development, or acquisitions.
    • Headhunters and early networking are critical, as recruitment for finance-heavy REPE roles often starts in the summer before MBA programs even begin.
  2. REIB Associate Roles:

    • REIB roles, especially at bulge bracket banks, are more structured and follow a formalized recruitment process.
    • These programs are typically well-defined, with clear timelines for applications, interviews, and offers.
    • REIB roles are often seen as a strong stepping stone into REPE, as they provide valuable transaction experience and exposure to real estate deals.

In summary, while REIB associate roles have a more standardized recruitment process, REPE summer associate programs are less formalized and heavily reliant on networking and prior experience.

This may be an out-dated take but IB recruiting cycle was earlier than all others (including REPE) so you can't parallel path the two and have to choose one or the other.  Also, maybe the biggest of big MF's have formalized process but the majority of REPE roles (small-to-midsize firms as those are greatest in number) tend to be small, informal and last minute processes so be prepared to sweat as you get into the spring.  This was my experience years ago so things may have changed since.

I agree with that, however, I think people are over-exaggerating how fucked real estate is. Yeah any post covid vintage fund is cooked right now, but our LP’s are all still getting involved in the next fund. Are we going to grow in size? No, but we’re not collapsing. Real estate will recover like it always does - guys who over levered get fucked like they always do. Job market is definitely rough, I advise anyone to hold on to what they got. If you’re laid off or looking for a job, be willing to move to a “less prestigious” role and ride it out for a couple years.

Like most notable REPE shops, we stopped taking MBAs w/o previous REPE experience years ago - undergrads are better pound for pound and there’s no shortage of them clawing for a seat
