Is there any searchable mortgage database for outstanding multifamily loans? Basically, my team was toying around with the idea of being able to search senior loans on multifamily properties and narrow down search results by maturity date and interest rate to gauge potential opportunities in the near future (ex. we have enough cash to not need debt financing on acquisitions, and someone with a maturing mortgage would be more inclined to sell than refi at current rates).
Does such a service exist? I thought of manually compiling a list of desirable properties and then searching the mortgage record filed with the clerk of courts to get the terms, but that would be a painstaking, largely unproductive process. Has anyone heard/done of something like this - an online service? Let me know monkeys.
On the FNMA Agency side there is the DUS Disclose, you can filter by all current loans. It will have the overall note rate at loan origination and Security issuance date. You can figure out the PTR pretty easily as well.
FRE side you can look to broker dealers on BBG and they can search K-1 Deals for you, or other transactions.
If you narrow down a CUSIP BBG can search for the deals as well whether it be GNMA or FNMA.
Bank and LifeCo deals are held closer to the chest.
But I do not see it being easy unless you have access to BBG and DUS Gateway/Disclose. As well as internal proscpectus' of Banks and Lifeco's which will have the deals they issued.

PTR is Pass Through Rate. RCA is another good service as someone else mentioned, I haven't gotten the ability to play around in it yet, but soon.
