Multi-Family Sponsor vs. PERE

Is there really a difference between a small multi-family sponsor and a small REPE shop? Fee structure is typically the same too,right?

Multi-Family sponsor: Finds deals at asset level, raises capital (mostly from non-institutional investors and might have a higher number of investors), manages deal, brings in new management/operations team, adds-value via rehab (might own a small construction company for this piece), exits and returns money to investors.

REPE: Finds deals for fund, raises capital for a fund based on strategy/returns of that fund(mostly from institutional investors), manages deal, brings in new management/operations team, adds-value via rehab, exits and returns money to investors.
