Next Level Networking

I'm going to be going into my senior year of college soon and have plans to expand my network as much as I can before I fully enter the workforce upon graduation. I've got the idea that I should be calling or treating other real estate professionals in my area to coffee or lunch as often as I can, and I am reaching out to the WSO community to see if you've got any useful tips or suggestions that have helped you out in the past with your networking endeavors.

I am interested in asking questions deeper than why do you work where you work and other surface-level questions, and more along the lines of why you or the firm did such and such to get the results it did, future strategies, etc. I'm trying to come up with a list of topics and questions but I'm having trouble thinking of other areas to be discussed.

What techniques or question styles have worked for you all over the years?
