Niche Asset Classes (i.e. parking, MHC, BESS, etc.)

I’ve seen a lot of newer groups coming out that are specializing in niche asset classes like parking, Manufactured Housing Communities (MHC), Battery Energy Storage Systems (BESS), etc.

I was curious if anyone else knows about any other niche asset classes they’ve seen on the rise or just any other niche asset classes I’m missing in general….

(Kinda newly hearing about firms having such a concentration in this type of stuff)

I’m just hearing about BESS… Curious if there’s more I’m not aware about.

I think BESS would fall more under project finance/renewable energy and not really real estate

 

To my knowledge, a lot of BESS developments are built alongside solar farms, so they are done together which would make it fall under Project finance. With that being said, the way you finance these deals is very similar in the way you finance something like a data center or even just real estate in general

Crown Castle is a big cell tower behemoth. I’m sure there are others. 

A number of firms are developing studios, both 1st party (Netflix, Paramount, etc.) and 3rd party with the high demands for content (there are 7,000 different streaming services it seems.) 

The only person I know in wine storage is just a guy, not a firm, but he tons it. This obviously is better performing in HNW areas.
