Normal Comp and Path Forward in REPE
I started as an analyst at a small REPE shop (10 employees) in May. I have plenty of friends working in RE and obviously interviewed at other places, but I don't have a good grasp on comp expectations. I hate to compare compensation to others but I feel like mine could potentially be light. For reference I'm in Chicago and my salary is 77.5k + 10% max bonus. I only had one RE internship prior in brokerage but strong extracurriculars and coursework (attended what is considered a Target). I have been performing really well in the office and am putting in a good amount of hours (60-70 / week). Not that I am going to be able to change anything about my current comp, more so looking for insight on starting comp at similar places and what the growth trajectory is like at a small shop like this. For reference across the firm we have 3 VPs, 2 associates, 2 MDs, a CEO/CIO, and me. I am hesitant to ask any of my superiors within the company in fear of raising concern. Any advice or intel is appreciated.
Can start here, should help get a baseline for starting, progression might be slightly less clear from this data alone, but maybe can get a picture of that too. https://www.wallstreetoasis.com/forum/real-estate/comp-database-repostupdate
Progression in CRE is a little less standard than other finance roles, so wouldn't worry too much about comp alone in the first 3-4 years IF you're continuing to learn and build a good resume, but make sure you're getting that last part if your comp is below market.
I can give you a good comparison
Started as an analyst at a similar sized RE team (but at a larger PE firm)
Year 1: 75K AIC
Year 2: 90K AIC
Year 3 (AS1): 137.5K AIC (1.25% carry). This was very unique opportunity and shouldn't be expected.
Year 4 (AS2): 165K AIC (gave up most of the carry for a move)
Year 5: Shooting for 200+ AIC.
From year 3 onwards you can always leave to make 50%-100% more cash comp but its all about wlb. I work less than 40 hours a week (still have deal sprints) but have recruiters pinging me for shops at 300K+. These are extremely hard to get regardless but never been worth the hours in my mind.
Are the recruiters reaching out directly about specific roles that you could realistically be a fit for? Are these recruiters you have relationships with? I'm at a pretty well known shop with good experience and haven't seen any recruiter outreach, so just curious how to get an inbound pipeline like this.
Yes these were specific roles that would fit (again would be super competitive processes i'm sure). These are actually recruiters that I had reached out to and never got a response from when looking for jobs now coming back to me down the road. So I guess was worth sending them a resume even if it didn't help when I needed it.
As much as im not a LinkedIn guy I think being active with connecting with people on there is very important.
