Off Cycle Intern Modeling Test

Hi guys, I've been told to take a 2-3 hour modeling test in 4 days for an off-cycle intern position at a MF REPE where I'm supposed to do both the modeling and write a short investment memo within the given time. The problem is all my prior internships are in corporate IB/PE and I've never even seen a real estate model in my life. Frankly speaking, even for corporate, I know how to answer DCF/Valuation interview questions but have never built a full model by myself before at all.

I just bought the BIWS Real Estate Modelling Course and am trying to cram all the knowledge in my head but I don't think it's really working out. I was just wondering what course you guys would take if you were in my shoes- I know this question has been asked here before, and the best way to practice modeling is to model yourself, but I was just wondering if there's another way to do this in a short period of time.
