People that have left the corporate CRE world and went into Brokerage, how has it worked out?

The slow-climbing ladder in CRE (working at a REIT, developer, fund, PE shop, etc.) has its appeal (general stability, salary, etc.) but it seems like people that go into investment sales can make a killing and have a nice life and balance if they work hard and do it right.


For people that have made that jump, how has it been for you?

Jumping in as someone doing the opposite. 

I do not work for typical IS. I am more street side aka owner-user, investment deals under $10M. I think brokerage has it's appeal if you are on a stud team for big shops like CBRE/JLL etc. It can be appealing as well for single guys/gals with no family. However, I can't stand being commission only. If a deal falls through, you just worked for free. I am going MBA next year to penetrate different market and switch to corporate side or buy-side. As someone who is getting married and starting to think about family, I'd rather earn 250k stable than have the chance of making $500k. I also enjoy the finance side of corporate world rather than being a salesman.  

I believe there is a reason why you mainly hear of people leaving brokerage for corp side/buy side; rather than the opposite. 

Interested to hear other opinions.

Are you look into acquisitions?  As somebody who made a similar move from IS -> Acq, I need to caution you that its not what you think in terms of going from a "sales job" to an "analytical job".... acquisitions is basically all sales and relationship building too.  I ended up moving my focus more to an AM/PM role once I realized working in acquisitions is like 80% the same job as being a broker.  Although the stable income vs commission is a big difference and very nice to have.

 

I wouldn't mind going Acquisitions. I do enjoy the relationship building aspect of this business because I believe (and have been told) that I am very good at it. I just don't want my entire life, and family's life, dependent on commission. I don't have the stomach for it. Mind if I pm you?
