Question for Developers? (Modular/Pre-Fab)

Wanted to see if anyone here has experience hiring a modular company to construct on commercial/multi-family deals. How was your experience with a modular vs a GC/company? Was it cost efficient from a developers perspective?

We are working a for sale condo mid rise project using modular. It is not cheaper and still requires a GC for the site work. There's a significant coordination effort between the GC and the modular builder which takes time and many, many design iterations. Modular still has a ways to go before it is more feasible than traditional build. Costs are the same if not more and you MAY save a few months on construction duration.
