Raising Money -> Best Job

Who are the top tier equity fundraisers in the US? Howard Michaels passed away (RIP), what other guys are similar to him / Carlton Group? In their heyday they were raising money for what seemed like every big deal in NYC.

Not sure about you guys, but I started doing my own deals several years ago, and of everything I do, raising money is easily the best part of the job. If you are good at raising capital, you can always find people to work with. Developers, owner operators, value add guys etc etc--- everyone has an insatiable need for more LP and usually GP capital. I decided to carve out a 'niche' in my market (NYC) of just running around and raising money with sponsors. I will co-invest with these sponsors and often take a very light operational role with them, and this allows me to A. earn additional promote and B. use an issuers exemption / never need to affiliate with a broker dealer etc. Once I have enough deals under my belt I will raise a GP Fund and a pref fund and just co-invest out of my account.

Based on the most helpful WSO content, raising capital is indeed a highly valuable skill in the real estate and private equity world. Top-tier equity fundraisers in the U.S. often have a combination of strong networks, deep market knowledge, and a proven track record of successful capital raises. While Howard Michaels and the Carlton Group were legendary in their prime, there are other notable players and firms in the space today.

Key Players and Firms in Equity Fundraising:

  1. Eastdil Secured - Known for their dominance in real estate capital markets, they have a strong reputation for raising equity and debt for large-scale deals.
  2. HFF (now part of JLL) - A powerhouse in real estate capital markets, they have a history of raising significant equity for institutional and private clients.
  3. Ackman-Ziff Real Estate Group - A boutique firm with a strong focus on capital raising and advisory services, particularly in NYC.
  4. Mission Capital Advisors - Specializes in capital raising and loan sales, with a strong presence in the real estate sector.
  5. Cushman & Wakefield Capital Markets - Another major player with a robust equity and debt placement platform.

Individuals with Similar Profiles to Howard Michaels:

While it’s hard to replicate the unique style and network of someone like Howard Michaels, there are a few individuals and groups who have carved out similar niches: - Robert Knakal (formerly of Massey Knakal, now at JLL) - While more focused on brokerage, his network and deal-making ability are legendary in NYC. - Bruce Mosler (Cushman & Wakefield) - Known for his deep connections and ability to bring together capital and deals. - Doug Harmon and Adam Spies (Cushman & Wakefield) - Top brokers with a knack for structuring complex deals and raising capital.

Why Raising Capital is the Best Part of the Job:

As you mentioned, raising capital allows you to: - Build relationships with a wide range of sponsors, developers, and operators. - Earn additional promote and fees without being tied down to operational roles. - Leverage your network to create scalable opportunities, such as launching a GP or pref fund.

Tips for Aspiring Capital Raisers:

  1. Develop a Niche: Like you’ve done in NYC, focus on a specific market or asset class to build credibility and expertise.
  2. Leverage Relationships: Sponsors and operators always need capital. Position yourself as the go-to person for connecting them with LPs.
  3. Understand the Legal Framework: Using issuer exemptions and avoiding broker-dealer affiliations can streamline your operations, but ensure compliance with SEC regulations.
  4. Build a Track Record: Co-investing and successfully raising capital for multiple deals will make it easier to launch your own fund in the future.

Raising capital is not just about money; it’s about trust, relationships, and delivering value to both investors and sponsors. Keep building your network and track record, and you’ll be well-positioned to scale your business.

Very true. Everyone is need of LP capital and if you can build access to that pool, you'll be a king and firms will beg you to take them as clients. More often than not people want to be GPs, but over the years I have seen those that build capital relationships are the real rainmakers. Its also very tough to do, but if it pays off you'll get rewarded handsomely.
