Road to REPE

Hi Guys,

Hope you are all well.

I recently got admitted to ESCP MSc Real Estate with an excellence scholarship. Got a few internships in REPE and one incoming in Acquisition/Asset Management (TBH it will be more AM). Do you think I can pass the screening phase of MF REPE after my master studies?

Thanks!

Congratulations on your admission to ESCP MSc Real Estate and the excellence scholarship—great start! Based on the most helpful WSO content, here's what you need to know:

  1. ESCP MSc Real Estate Reputation: ESCP is a solid program, especially in Europe, and your admission with a scholarship adds credibility to your profile. While it may not have the same global recognition as LSE or Reading, it still provides a strong foundation in real estate.

  2. Internship Experience: Your internships in REPE and the incoming role in Acquisition/Asset Management are key. Even if the upcoming role leans more toward Asset Management, it still demonstrates relevant experience. To strengthen your profile, focus on showcasing any acquisition-related tasks or transferable skills (e.g., financial modeling, underwriting, or deal structuring).

  3. Screening for MF REPE: Breaking into mega-fund (MF) REPE is highly competitive, but your chances improve with:

    • Networking: Leverage ESCP’s alumni network and attend industry events to connect with professionals at top REPE firms.
    • Technical Skills: Ensure you’re proficient in advanced financial modeling, real estate valuation, and market analysis. Consider certifications like REFAI or other technical training programs to stand out.
    • Storytelling: Craft a compelling narrative about your passion for real estate, your academic achievements, and how your internships have prepared you for MF REPE.
  4. Next Steps:

    • Target Firms: Research MF REPE firms (e.g., Blackstone, Brookfield, Starwood) and tailor your applications to their specific requirements.
    • Recruitment Timeline: Start early, as MF REPE recruitment often begins well before graduation.
    • Skill Development: If possible, take on side projects or certifications to further enhance your acquisition-focused skills.

While breaking into MF REPE is challenging, your strong academic background, relevant internships, and proactive approach can help you pass the screening phase. Best of luck—keep pushing forward!

Do you want to be underwriting deals or do you want to be executing business plans/leasing strategy/budgets/investor updates?

If the former, then a lot of it comes down to how you perform in school, just like with IB, institutional shops want to attract the brightest. The rest is predicated on what you actually worked on throughout your internships.

But speaking to the “screening phase” specifically, you want to make sure you go into an interview ready to field asinine questions consisting of technicals, brainteasers and ready to complete a modeling exercise.
