Seeking Career Advice - CRE

Title says it all. Currently 3 years into the industry in a major metro and come from a non target. I underwrote on an investment sales team for 2 years as an analyst and did another year as an associate on the debt and equity team helping with the deal process from start to finish. Now I am very interested in moving over to REPE or a debt fund. I want to make the switch to a mm or top shop, but feel I may need some sort of boost coming from a non-target. Thoughts on difficulty breaking in? Would it be worth it to pursue an MBA? Any advice is appreciated.
