Solid Non Mega-Fund REPE firms in Southern California

Hey everyone,

I'm looking to gather a list of solid REPE firms in Southern California from LA all the way down to San Diego. I'm looking for big firms that are not known to be a mega fund and even smaller firms that have been growing exceptionally quickly. I feel like I mostly hear about the mega fund firms, but what about the firms that have the potential to become something big. It would be helpful if you could point out company, city, asset classes they focus on, AUM, or even why you think they have been successful.
