Tenant Rep to Investment Sales

Hi Monkeys -

I am currently Tenant Rep broker at a reputable, boutique real estate advisory shop in my market. My plan has always been to make the transition to Investment Sales and join a team at one of the national companies to work on institutional grade product and what better time than the present.

What can I do to make myself more marketable to a team? What skills should I pick up? What should my story be?

I would appreciate any insight that you would be willing to share if you have made the jump, are currently in IS and can offer your thoughts or if you have some general knowledge.

Tenant rep is definitely the hardest to transition out of. I would recommend a) meeting with the managing broker who runs your office to express your desire to transition...that can help generate some good political capital since the hiring decisions are generally not 100% in the hands of the senior brokers; b) meet with everyone on the IS team, express the same desire and offer to help them with market research, etc. Other obvious ones including learning basic modeling, Argus, PPT skills, any new ideas you can bring to help spice up pitch decks.
