Verification of tenants' financial standing / capacity to pay the rent

One question - how do to approach to verification of tenant's financial standing? 

Let's say we have a BTS warehouse let to specialized tenant. What measurements are you using, any specific ratios you look at? Like EBITDA/Rent or combined occupation costs?

Or maybe variation of debt yield, by comparing tenant's ebitda agains debt?
