What Are the Many Ways to Create Income with Commercial Real Estate?

I know of many, but I'm writing an article for a course I'm teaching and thought I might crowdsource some answers here (for all of our benefit). I personally believe that the ways to generate income with commercial real estate are limited mostly by our imagination and creativity, but I am confident that this group has enough creativity power to generate some new ideas we maybe haven't thought of yet. A few starter (seed) ideas might include fees (this can be expanded 100x), jobs creation in the community, TIF matching funds, residual cash flow (coupons), tax exposure reduction, spread (be specific for each layer of the capital stack), arbitrage, etc. Simple or complex: how can we create income for ourselves or others using the real estate asset class?
