What do you include in a BOE analysis?
I am asking specifically regarding multifamily. What metrics do you use? What is your process?

Going-in rents, NOI, cap rate, and yields, then where do I think I can get rents to, what will it cost me to get there, what the new yields would be, and what profits/equity multiple look like upon exit assuming some cap rate compression for improving and stabilizing the asset.
Ignores time value of money metrics like IRR, that's too granular for BOE.
Wow. Sounds like quite a bit for a BOE. How do you figure out the yields and costs. It doesn't take you long to do that?
Should be able to do that in 5 min, maybe 3.
