What makes a successful internship?

I have to create an internship for a rotational program that we have at our firm, but the intern is very young (Freshman in Uni). I want the internship to be valuable with requiring me to put tons of hours into making sure it's going well. The internship is only going to be about 3 weeks within my acquisitions department, so not an incredibly long schedule, but any ideas on what I could do, what has made any of your internships successful? 

I was thinking assigning a research project that could help further developing our underwriting process, but the intern will not know our model. Need help...

Honestly, anything you can have them do they'll probably find interesting. They've literally never worked before and an internship for someone like this is really more just about exposure. Have them shadow someone, have people walk them through the model/other technical analyses. Let them sit in on meetings and ask questions after. 

If your firm has access to any excel courses/educational resources, have them do that.
