Where to find RE debt/equity investment opportunities for individual investor?

Interested to learn from the forum how I would go about finding private debt/equity investment opportunities for RE projects.

I imagine that large companies like KKR/Blackstone primarily interact with institutions and pension funds not individuals. As an individual investor if I am not interested in the crowdsourced RE platforms (crowdstreet, fundrise etc.) what are my options?

Are RE investment opportunities typically found through a financial advisor? Do most regional developers have a client portal on their website and its a matter of cold calling some RE companies and asking about their current pipeline? Is there a online database similar to AngelList for RE? Do I need to join a country club to get access to country club syndication deals?

Usually through a debt broker/capital markets guy who knows numerous private equity firms and family offices that place debt and equity (if you don't have a great network to begin with).

But to your question "do I need to join a country club?" - no. People raise capital for these deals by leveraging their professional networks, ie. who you know.
