Why Only Value Multi in Excel

Modeling Multifamily properties in excel gets a lot of heat, for reasons which I don’t necessarily agree with. The cons which I see with Argus are -

-loss to lease / rollover can be confusing, and it sometimes feels like a “black box” -harder to make specific ties with model units, etc

The pro’s, which I think FAR outweighs the cons- - No human error (which nobody is immune to)

my understanding is the vast majority agree with you and model multifamily solely in excel. Could be wrong however.

 

Are you saying there can be no human error in Argus? Having audited others Argus files that is untrue. Also, even Argus  advertises themselves as not for multi family. I’ve turned down people in interviews for saying they use Argus for multi family only.

 

Not sure where you're getting this "no human error" thing from.

Someone fat finger-ing a 55 instead of a 5 is going to cause problems no matter what program you use.  Besides, modeling barely has any value, so anyone having this debate with you isn't someone worth listening to.

 

You can model multifamily with a literal napkin. Why on earth would you need Argus for it?
