net absorption calculation
when you guys quote "net absorption" do you ever account for sf brought online and sf demolished? in my dealings with brokers, i've found that they only account for sf leased up / vacated (and disregard any sf brought online / demolished). shouldn't the calculation also account for sf brought online and sf demolished to show the leasing strength/momentum of a market? for ex. to me, slightly positive "net lease up" over a period of time means nothing to me if significant supply came online
