Real Estate Investment Analyst - Canada
Hi everyone,
I hope that you are going well despite the recent pandemic. I'm actually an investment analyst at a major American developer in France (think Hines etc...).
After some research, it looks like the real estate investment field is limited in Canada. I would like to pursue a career over there (either in Montreal, Toronto, Vancouver or Calgary).
How realistic is it to get a visa/a job in this field? Also, what are the best Real Estate Private Equity/Pension funds in Canada?
Of course, I speak French and English. I also have a master's degree with a specialization in Corporate Finance.
Thank you for your help.
Each province in Canada has its own equivalent of a 'sovereign wealth fund' (Quadreal in Vancouver is one). They have been growing their real estate teams and real estate portfolios. I would like into those. The CPP Investment Board is another one (those are the only two I know off hand).
thank you for your message.
Following this as my partner is Canadian and perhaps looking to move to Toronto / Calgary.
From my experience in an IB team that is quite active in the European RE sector, the following investors should also be interesting to pursue: PSP Investments, Ivanhoe Cambridge, Brookfield, Oxford Properties, Timbercreek and AIMCO (no respective order).
Interested to read more about how realistic it is to get a job in this field coming from abroad. A visa should be easily obtainable in my situation.
what’s your situation? are you european too?
Yes, but I am in a relationship with a Canadian. Therefore a visum might be a bit more easy to obtain. However, in the same boat when it comes to networking etc
It's hard to break into those roles in Canada if you haven't attended a Canadian school (or any School they know very well) to be honest. Pension funds (CPP, CDPQ, PSP, Teachers, OMERS...) / Brookield / etc. mostly hire straight out of undergrad for analysts positions or from IB/Consulting for associates. If you network hard you could still give it a shot at major real estate arms of pensions i guess... CBRE also has a strong presence in Canada.
As for Freehold92 comment above, Oxford is part of OMERS, Ivanhoe is CDPQ (they also have Otera Capital).
I know Quadreal was purposely targeting US real estate people, as they were planning a focus on US investments, but this was for exp. hires. CPP was doing similar but I think that may have only been for their NYC office.
Ayways, OP is French, in my opionion, chances a pretty low if he has no network in Canada
thank you for your answer!
In your opinion, would you say that they know well top business schools in France (top 3?)
French would bode well with Ivanhoe/PSP (very quebecois teams there), could be worth exploring PSPs London office (French MD there).
imo if you’re already at Hines, stay, CDN pensions aren’t as great as they seem, get your reps in from gp level if anything. Starlight/Crestpoint/Kingsett/Greystone would be better shops to get into from the pov of someone who has been at a CDN pension.
Ivanhoe actually operates in Europe out of Paris, so agree with accounting.nd that those two companies would give you the best shot.
How do you look at Dream Global accounting.nd? How is their North American investment platform as I am only familiar with their European platform which was sold to Blackstone.
Dream Global would be great opportunity, probably going to operate similar to LINK Industrial in U.S. and PIRET in Canada. Never a bad thing to be under Blackstone lol, those shops have incredibly strong reputations in their markets. Ivanhoe (any CDN pension) is a great name and is solid experience to have.
I know a few guys at Dream and Link, in terms of deals, it comes down to what asset/market you want to focus on which would be a result of your network/background.
Interested in your comp! I am also a French guy and I am trying to get datapoint to negociate my salary for full time contract (currently in short term contract)! Thanks a lot!
