REPE cash flow modelling test

Hi, sorry this is a dumb question but I've been invited to sit a cash flow modelling test for one of the top REPE funds.

I'm not actually sure what they mean by a 'cash flow' modelling test, they won't give me any details but they said it's very challenging.

Could someone explain what they think a cash flow modelling test would entail in a REPE? Is it a DCF? is it a waterfall modelling test? or something else?

Hah... So many people on this forum gunning for REPE roles are gonna be heated to see this.

Check out Adventures in CRE (google it). Download the free excel. That's what you're going to have to do and likely from scratch.

Thank you, this is great - the ‘all in one’ free model I assume? I’ve looked at it and this looks like it would take 12+ hours to build? It’s huge.

I’m still a little confused about what a 90 minute cash flow modelling test would entail?
