Laundromat Investing

Anyone have experience in investing in laundromat businesses? After some research it seems that, if run properly, there's a very high probability to make profit, high ROI, somewhat recession resistant, with relatively low costs.

there are several threads on wso about laundromats, c-stores, car washes, storage units, RV parking, etc

laundromats have a higher chance of success, are relatively immune to crisis, are typically profitable and have avenues to increase profit (vending, arcade games, additional services like wash n fold, ..).

But they are not cheap to acquire, as land, building, assets/machines, maintenance and utilities will be fairly high.

I looked at a few laundromats in Los Angeles and they were between 1M and 2M $US.
