Getting a mortgage - does bonus count as your salary?
Aspiring first time house buyer in the UK looking for mortgage options. Typically when you get a mortgage, does bonus count as your salary or not? Mortgage calculations based on base pay only vs base + 60% (average performance) bonus are way too different... Thanks in advance!
Unsure about the UK. In the US it is usually some average of the last 2-3 years (you can also try and explain to your banker and see if a letter from employer could help).
Yes, if you've been in the same job for ~2 years and can prove with past paystubs it's a fairly reliable thing.
If you have two years of bonuses at the same company they will typically take the average of the most recent two bonuses and add that to your base salary.
Can’t comment on the UK, but it does in the US. Fine to use if you want to pad your application / rate (since it is actually income you got) but I wouldn’t rely on it to stretch for a mortgage you couldn’t otherwise afford
