REPE to PE?

Would appreciate any advice/anecdotes. Currently working in RE PE. Did 2 years at a company called Eastdil Secured; operates and calls themselves an Investment Bank but Real Estate Brokerage. Now I'm at a reputable REPE firm coming on 3.5 years total experience.

Realizing REPE will never pay as well as corp PE and just curious if you've ever seen someone lateral with a background like mine?

Thanks!

Transitioning from REPE to corporate PE is challenging but not impossible. Based on the most helpful WSO content, here are some key insights:

  1. Skillset Differences: Corporate PE and REPE require different skillsets. REPE focuses on underwriting P&L assets, NOI, and FCF models, while corporate PE involves more complex financial modeling, including working capital, balance sheets, and cash flow statements. This gap can make the transition difficult unless you actively develop corporate PE-relevant skills.

  2. Exit Opportunities: It's rare for REPE professionals to lateral into corporate PE, especially at top-tier firms like Tiger Cubs or activist funds. Most REPE professionals either stay in real estate or leave finance altogether. However, exceptions exist if you can demonstrate transferable skills and a strong understanding of corporate PE dynamics.

  3. Networking and Positioning: Your background at Eastdil Secured and a reputable REPE firm is valuable, but you'll need to leverage your network aggressively. Highlight any transferable skills, such as deal experience, financial modeling, or strategic thinking, that align with corporate PE requirements.

  4. Compensation Expectations: While corporate PE generally offers higher compensation, consider the trade-offs, including work-life balance and the steep learning curve required to adapt to a new asset class.

  5. Alternative Pathways: If a direct lateral move seems unlikely, consider pursuing an MBA at a top program to reset your career trajectory. Post-MBA recruiting can open doors to corporate PE roles, especially if you target firms that value diverse backgrounds.

Ultimately, while the transition is challenging, it's not entirely out of reach with the right preparation, networking, and positioning.
