Which Asset Classes Are Best Suited for Tokenization?

I’ve been researching asset tokenization and how blockchain-based ownership structures could change the way different asset classes are issued, traded, and managed.

There seems to be a lot of discussion around tokenizing assets such as real estate, private credit, private equity, government bonds, commodities, infrastructure, and funds, but I’m curious about which asset classes actually make the most sense from an institutional and investment perspective.

For example, I’m trying to understand:

  • Which asset classes benefit the most from tokenization and why?

  • Is real estate still the strongest use case, or are private credit and fixed income potentially more attractive?

  • How much value does tokenization really add beyond simply improving settlement and administrative efficiency?

  • Does tokenization meaningfully improve liquidity for traditionally illiquid assets, or is liquidity ultimately dependent on having a deep secondary market?

  • Which asset classes are most likely to see institutional adoption over the next 5–10 years?

  • What are the biggest obstacles — regulation, custody, investor demand, compliance, valuation, or secondary-market liquidity?

  • From an investment-banking/private-equity perspective, could tokenization eventually change how assets are structured, distributed, and securitized?

I’d be particularly interested in hearing from anyone who has worked on digital assets, private markets, securitization, structured products, or blockchain infrastructure.
