2023 Real Estate Market Outlook

It has been a wild 2022 and I'm curious to gauge sentiment and hear what are everyone's predictions are for next year. Geographic trends, property type performance, interest rates, cap rates, etc. 

I'm personally quite bearish and think that the first two quarters will be slow, but we'll begin to see things pick back up in the summer. I also think we could see further rent declines in the sunbelt (multi) and wouldn't be surprised to see modest growth in the core markets. I'm torn on cap rates, as the gap between private and public portfolios is enormous. I think private will have to mark up, but TBD if they get to the implied cap rates of the publicly traded REITs.
