Acquisition Associate is responsible for assisting the acquisitions team in identifying and analyzing potential apartment investment opportunities by performing detailed financial analysis, cash flow modeling, due diligence, market analysis and market research, and property inspections. The Associate will also assist with portfolio analysis to help maximize the value of owned properties currently held in the portfolio.

RESPONSIBILITIES • Perform detailed financial analysis and investment feasibility through the use of Excel to produce pro-forma and cash flow models • Undertake initial market analysis of macro market fundamentals and property submarket • Collect market, financial and comparable property data to assess prospective transactions relative to predefined criteria and validate the assumptions utilized in the analyses • Develop investment summaries to be provided to potential investors to consider the proposed apartment investment • Perform investment underwriting, due diligence coordination, and investment committee reports • Track comparable market sales in various target markets

QUALIFICATIONS • Minimum Bachelor’s degree in real estate, finance, business, economics, or mathematics with solid academic performance • Minimum two (2) years prior related experience in real estate or finance • Must have a thorough understanding of Excel financial modeling, including producing cash flow models, cash-on-cash yield, and discounted cash flow valuations • Well organized with good interpersonal and communication skills, with the ability to produce high quality written documents • Familiarity with CoStar and Real Capital Analytics software is a plus • Solid work ethic and team player
