Are transaction comps for hotels really 20x?

Curious what are normal transaction comps for hotels? I had heard these were 20x, but that seems really high. The only comp I can find that shows it's that high is TLG Immobilien (some German company).

Does anyone know reasonable transaction comps for hospitality/hotels?

I don't understand your question.

Are you asking about valuation metrics for the hotel product type? The simple answer is... it depends. You have to take into account market, submarket, demographic, vintage, etc. to effectively price a real estate asset.

For reference, real estate uses capitalization rates (inverse of multiples) for valuation purposes, with the general idea of pricing assets at a premium to key rates. For example, instead of a 20 multiple, we would say a 5.0% cap rate.

 

Thanks - yeah I'm asking for valuation metrics for hotels - specifically precedent transactions. Do you happen to know ball park for Europe and US Millenial crowd?

I understand cap rates but I'm after precedent transactions. 20x seems insanely high to me when looking at other indutries, i.e. construction being 8-12x; oil field services 4-6x, etc. Why do hotels have such a high multiple?

 

Where are you getting a 20x multiplier? That seems high but I don’t touch hotels?

Real Capital Analytics should have property level transactions in whatever markets you are looking at.

Precedent transactions for some real estate will look at some kind of physical metric like price per unit or square foot. It sounds like you are looking at the business level?
