ARGUS Reports

Which ARGUS reports (exported to excel) are MUST haves (Examples -> executive summary, cash flow, assumptions report) in an OM/Data Room. I work in brokerage and looking to standardize what we give to clients.

I also create a summary excel doc as an appendix to the OM. This includes basic stuff like rent rolls, lease expirations, T12s etc. so clients don't have to deal with terribly formatted excel docs or PDFs. Let me know, appreciate you fellas.

Based on the most helpful WSO content, ARGUS is indeed a critical tool in Real Estate Private Equity (REPE), especially when it comes to creating reports for an Offering Memorandum (OM) or a Data Room. Here are some of the key ARGUS reports that are often considered must-haves when presenting to clients:

  1. Executive Summary: This provides a high-level overview of the property's financials and key metrics, which is essential for a quick assessment by potential investors or clients.

  2. Cash Flow Report: It details the property's income and expenses over the investment period, offering a clear picture of its potential profitability.

  3. Assumptions Report: This outlines the inputs used in the ARGUS model, such as rent roll assumptions, expense inflation rates, and capitalization rates, which are crucial for clients to understand the underpinnings of the cash flow projections.

In addition to these ARGUS reports, your practice of creating a summary Excel document is a great value-add for clients. Including rent rolls, lease expirations, and Trailing 12-months (T12) financials in a well-formatted Excel document can significantly enhance the user experience by providing clear, actionable data without the need to navigate through poorly formatted documents.

Remember, the goal is to provide clients with the most relevant and digestible information to aid in their decision-making process. Standardizing these reports can streamline your process and ensure that clients consistently receive the critical information they need. Keep up the good work, and if you need more detailed insights on creating effective OMs or Data Rooms, the WSO Real Estate Master Program might have some additional resources to check out.

Most Helpful

I'd say none because chances are most folks are going to have changes to MLAs/Lease-up/Expenses and the reports won't be relevant in that case.
