Exit Ops to Acquisitions aside, given the work experience you have (really only 1 year and in debt side), I highly doubt you are qualified for an Associate role whether it’s AM or not, especially at a mega fund. I get the titles are sometimes blanket statements, but if it’s an Associate posting for a megafund, then they are looking for an Associate and will get candidates with 3+ years experience from all different areas of RE finance.

 

I already secured an interview for the above position. I am just trying to get opinions on the responsibilities from those of you on the forum.

You are not pigeon holding yourself at all. It is very possible to go from asset management to acquisitions and I know many people who have. Looking at the role, to name a few things, budgeting, business plans, valuations - all things that lead in acquisitions. Acquisitions probably made the base line budget you are comparing how the assset is performing to. Aka: Budget vs Actuals vs Underwriting. Acquisitions made the initial business plan which you are working off of, executing, and adjusting to meet market and underwriting. Acquisitions is all about valuation which you will be thinking about and executing the business plan to increase value.

What I’m getting at is that many of the aspects of each job interact slightly and you can definitely move between the two.
