Best Path for aspiring RE Entrepreneur ?

Currently a sophomore at a target school. I am very passionate about real estate private equity.

Currently have an internship lined for my sophomore summer at a big REPE shop (think PERE Top 20 list)

My goal is to launch my own firm eventually. I plan on syndicating deals and growing over time by building a lean competent team.

What should I look for in terms of internship experience for my junior summer?

I’ve thought about pursuing big REPE shops, investment sales, or asset management at various firms. My goal is to find something that will give me relevant experience.

So far, I think going into a REPE shop (1b-30b AUM) that focuses on asset-level investments (all property types) and allows for acquisitions analysts to also do asset management work is ideal. This is because it’ll serve as a launching pad, provide a decent salary, and give me relevant work experience that aligns with my long term vision. From here, I can maybe move on to a smaller fund in my desired market and property type of interest.

I’ve also heard people suggest that I join a smaller firm (500MM - 3 B AUM) from the start. However, I’m worried I won’t get exposure to different property types, and perhaps get pigeonholed quickly.

Any help / advice / suggestions / opinions are appreciated! Happy to get on the phone and meet people as well.

I have no debt, no family connections, and no money. I am willing to start as small as a single family home and grow over time to buy CRE.
