CBRE Loan Servicing Grunt

I have been an analyst at CBRE Loan Servicing for a while now. I am afraid I will be passed over again in March for a promotion and salary increase. We had another analyst put their notice in, and I am about to be the sole analyst on a quite extensive portfolio. I have never said no to any additional work or projects, and when first hired, I unburied the reporting that was significantly behind. They will not hire another analyst because it must undergo countless corporate approval BS processes. Am I crazy to think that a title change and salary increase wouldn't be too significant of an ask? One more thing to note: I was told multiple times that if you want the biggest raise, you should get another offer in hand and threaten to leave. I don't want to do that, but I will if I have to. Any advice would be greatly appreciated.

Based on the most helpful WSO content, here are some insights and advice for your situation:

  1. Promotion and Salary Increase Justification:

    • Quantify Your Contributions: Detail out the specific projects and additional work you've taken on, especially the significant impact of unburying the reporting backlog.
    • Highlight Your Unique Value: Emphasize how being the sole analyst on an extensive portfolio demonstrates your capability and reliability.
  2. Approach for Requesting a Raise:

    • Prepare a Strong Case: Use quantifiable achievements and responsibilities that go beyond your current role to justify a title change and salary increase.
    • Timing: Since you mentioned March as a potential promotion period, start preparing your case now to present it well in advance.
  3. Alternative Strategies:

    • Leverage External Offers: While you prefer not to, having another offer can be a powerful negotiation tool. However, use this tactic carefully to avoid burning bridges.
    • Internal Networking: Engage with senior management or mentors within the company to advocate for your promotion and raise.
  4. Considerations from Similar Scenarios:

    • Career Progression: As seen in other WSO threads, moving around can sometimes be necessary for significant salary increases and promotions, especially if internal processes are slow.
    • Long-Term Goals: Weigh the benefits of staying for potential future promotions against the immediate gains of seeking opportunities elsewhere.

By following these steps, you can make a compelling case for your promotion and salary increase, ensuring your contributions are recognized and rewarded.
