Excel to calculate profitability of a Real Estate investment
Hi all - I would like to buy 1 flat & rent it. I would like to assess the profitability and therefore would really appreciate if someone could share with me a great excel template

But the issue of this Excel is that it does not calculate RRI and also doesn’t allow me to simulate any profit made when selling the flat

What is RRI…Thinking different country different terminology. Do you mean Internal rate of return IRR?
if so =IRR if there are multiple negative cash flows use MIRR or a TI-84 calculator or any calculator that an actuary would use
You work in IB and you can’t make simple back of the envelope calculations?

What is RRI? If you’re talking about IRR then you can use the =Irr function. If you actually work in IB this shouldn’t be rocket science. For a residential property a basic proforma is comprised of like 8 functions total. Find your sale price using an exit cap rate. Once you have that you should be able to find IRR and NPV along with anything else you wanna do.
