Experienced Analyst Interview Prep - Presentation

Hi all! I have a ~4 hour modeling test with a write up to do for a REPE firm. There is a presentation of some sort as well, and this would be my first test with a write up with presentation/discussion. I haven’t come across a lot of posts about a 4 hour test, let alone what the write ups and discussion entail. What can I expect to do for the write up? What can I expect for the presentation/discussion?

Four hour test I'd assume you have to model out a few tabs like summary, monthly/annual cash flows, debt, waterfall and some return metrics maybe a sensitivity table.

For presentation take the cash flows and other metrics to tell the story of why you think it's a good deal - is there a page of questions you have to answer that is given to you? Had a 2 hour test that said have xyz metrics as a possible presentation to senior level if needed.

Any more background on the test, are they giving you a deal from scratch? Any materials?

I don’t have any more information on the actual test besides what I shared. I won’t know until I actually take it.  I feel ok with the modeling test, but am curious about the write up itself. What metrics should I include? How detailed should the recommendation be (assuming there is one).

 

What was just responded below by Analyst 3 for the write up is what I'm talking about. Questions could literally be thoughts on why you chose x going in cap rate (if you have to assume purchase price), at x IRR what is the purchase price but it seems really just explaining your thought process and being able to defend it. Is it a good deal or not.
