You can add Boston Properties to it also. They have a DC branch.
Wow, this was 6 years ago. I've got a much longer and much better list now (I know the business a lot better now, too).
The "class" of the D.C. area, as you point out, varies a lot by specialty. I'd say Vornado is the premiere local REIT (local in that they truly have D.C. in their DNA) and AvalonBay is probably the premiere "national" REIT with headquarters in the D.C. area. JBG and Lerner, for example, are "big heavies" in development. Bozzuto is probably the "class" of property management. Boston Properties is the bad-ass in the office market. Cushman & Wakefield are the current "class" of major brokerage firms. Vornado is also probably the major player in retail. Fannie Mae and Freddie Mac are dominant in multifamily finance; therefore, dozens upon dozens of multifamily finance shops have set up offices in the D.C. area. Carlyle was the sickest player in RE PE, but I think they went public (that's weird). Johns Hopkins and Georgetown are the "it" programs for real estate masters. NVR is the king homebuilder. United Bank is the largest local bank and is pretty popular for local deals. Fundrise is the famous D.C.-based crowdfunding site. Host Hotels, Choice Hotels, Marriott, and Hilton are all headquartered in the D.C. area. And the list goes on and on.
It's so diverse. It's a very dynamic area for real estate.

I do have a list that's like 2 years old that is WAY better than this. I can post later this evening. But looking at this old list, just off the top of my head, you can eliminate the following:
