Appraiser Exit to IS or Acquisitions

I am just past my 5-year mark working as a hotel appraiser for a national firm and have been trying to exit the appraisal world into another sector of commercial RE with my sights set on IS/DE or acquisitions. I have been exploring opportunities on and off over the last year, but haven't really gone all in considering the softer transaction market and heavy workload at my current gig. I've hit a point though where I feel the tide is starting to shift and would like to put myself in the best possible position.

My big takeaway from browsing other posts is that I am in a tough position given that (1) I have waited so long (over 5 years in my current role), being considered "overqualified" for analyst or even associate level roles and (2) I am in a specialty property type. I enjoy the hotel space and would like to continue in that field, but am obviously aware I am pigeonholed as a "hotel guy" and even worse a "hotel appraisal guy".

I'm in a Tier 2 market and open to moving to a new city if necessary. It seems IS might be the more doable right now given my existing relationships, but curious about the difference in skill transfer from appraisals to IS and acquisitions, and which one might be a better fit.

I understand given my position I'll most likely have to rely on personal networking and relationships, but I was wondering what are some of the best ways to enhance my skills to prepare myself for conversations and potential interviews? Ability to sell myself, knowledge of the hotel space, and various market is a given, but curious to hear thoughts on the analytical/day-to-day responsibilities of both jobs that I can find ways to apply my experience or fill the gap.

Additionally, if anyone who has successfully exited the appraising field after being in it for so long has any tips they care share, I would greatly appreciate it!
