Is this a good position to get into real estate valuation?
Hey everyone, the job market is pretty tough right now, but I was able to land a position. It's an entry-level role that seems to be heavily operational. I’m hoping it can lead to more analytical work down the line, but I’m not entirely sure yet.
- Assist senior valuation professionals with the report ordering process
- Order and review appraisals, BPOs, inspections, and surveys
- Track report progress and provide updates to the company and clients
- Schedule and coordinate inspection dates and times
- Manage and ensure timely payment of invoices
- Work with third-party firms to retrieve and input data
- Communicate promptly with external partners when needed
- Follow all company policies, procedures, and regulations
So this is a role at an appraisal shop? Is it a national group (JLL, CW, CB?). I would just make sure this is a position that leads to actually working on the appraisals. Description appears to be kind of a secretary for an appraiser...
If you are looking for entry roles in CRE and having trouble, I recommend looking at UW spots for agency lenders (Walker, Berkadia, Northmarq etc.), as these positions are generally plentiful and not terribly exclusive. Obviously isn't MF REPE, but you will be doing actual analytical/excel work and CRE UW.
Btw, I see in your post history you had audit/Cbanking offers last fall, did you end up not taking those or did they not materialize? Or just looking to switch to RE?
It's a smaller private mortgage lending company, and I'm looking to switch to RE.
Ok well assuming you currently have a job, I would hold out until you have something better than this. I don't necessarily know exactly what job this is, but sounds totally operational/deep back office, as you said. Would just be asking appraisers when they can make site visits and making sure their invoices get paid, not even reviewing their reports. This is not a finance job, nor a RE job, it's likely not worth your time even if you don't have a job atm. Sorry to rag on it, but better to just pass on this than potentially accept it and take a step back professionally and be looking to move on after a month.
100% this. It's not, but it reads like it was lifted straight from my admin role posting a couple years ago.
Yes, starting in a real estate valuation role is a smart move. It builds strong analytical skills, opens doors to careers in real estate finance, acquisitions, and investment analysis, and provides a deep understanding of property value, crucial for long-term success in the real estate industry.
I think in general this isn't bad advice, but this job posting doesn't look like it actually has any valuation work in it, just admin.
