When I was there I was in LA by the way, it was pretty simple. Know basic real estate fundamentals and excel formulas. Expect to create a single tenant acquisition yearly cash flow down to after debt service, calc IRR and EM, the a sensitivity table. Then I believe they had you back into a purchase price to hit a return. I think you have to create a basic amortization table and maybe with some interest only added in.
