Learning Argus Enterprise: Any cost-effective courses?

I'm looking to get a halfway decent introduction to Argus (so that I can at least learn to add valuation inputs like lease terms, operating statement numbers, etc.).

I found this 9-week UCLA Extension course on Argus Enterprise. At ~$850 it's a fair price but not exactly chump change. Does anyone have experience with the course and recommend it?

I plan to take the official Argus course+test at some point to get officially certified. Would anyone recommend just taking their 3-day course and going right into the test? Would that essentially fast-track my learning and get me a cert, all in one go?

Any recommendations on other courses I should look into to learn Argus?

I am offering private Argus Tutorial for several years. DM me if you are interested. The 9-week course seems too much and if you are a frequent Argus user, 10%-20% of Argus function will not be touched. Models will eventually be completed in Excel but Argus is definitely a good modeling tool to set up before debt pro-forma. If you already had a solid understanding of Expense Recoveries, Argus learning will be very easy.

 

Yes. First, you need to understand how expense recoveries are calculated. I know its easy on a formula basis. However, when you underwrite a multi-tenant building, not all tenants have the same recovery structure.  Expense recoveries could be complicatedly structured especially when it comes to shopping centers. You might have to set up expense groups for each tenant which can be time-consuming in Argus. Imagine you have 100 tenants in the building and each has a different base year.

An actual ape could become proficient in Argus, it's simply a matter of figuring out where the buttons are.

You're going to be infinitely better off by spending the time learning the bath behind all the backend calculations that feed into your Argus runs. On top of that, the following are important:

  • Debt - Loan sizing, amortization schedules, etc.
  • Development/Value-Add Acquisitions -  Construction loan draw schedules, interest reserve sizing for months with operating deficits
  • Waterfalls - self-explanatory, but you should be able to build out a simple 3-tier waterfall (pref + RoC in Hurdle 1, promote in hurdle 2, Residual profit split thereafter) if you want to work in IM/PE. Double waterfalls with co-GP structures are a bonus.
  • General / Bells and Whistles - Annual cash flow rollups, dynamic scenario toggles for: loan terms (e.g. IO vs amort), analysis periods, sensitivity tables, etc.

This should keep you busy for awhile.
