Pickleball and Real Estate

Anyone here enjoy playing pickleball recreationally? I live in SoCal and it’s very popular here. It’s also a social sport where the learning curve is not very steep and if you play every week with the same people, you can easily make friends. With more indoor clubs starting to open, I’m curious if there are any other real estate plays here? Running an indoor club seems more like an operational business to me than a pure real estate play. Would love to hear any more ideas that y’all think are interesting. 
If anyone here is in SoCal/OC, I am always down to play or talk offline and discuss ideas about any opportunities where we can work together.

Gambling supersedes all of course... Hahaha but I would say that pickleball is more of a Senior's game than a Children's game. Usually the ages that are there are 50-65...

There is more than one way to get there. I'd rather have 30 chapters than 3000 pages.

Haha, trust me, as someone who played a lot of tennis before and still love the sport, I have made all the jokes one could make about pickleball. I have now crossed over to the dark side. I remember how hard it was to find people to play with, but with pickleball it is never an issue, harder issue is to find courts. Much like golf, you can be pretty serious and be competitive or treat it as just a reason to meet with friends and not care about mechanics or getting better. If it gets people off their couches and be outside and be active and not doom scroll on their phones for atleast a few hours a every day, it is also a bonus. And I know you are being trollish and it's a tongue in cheek response, but given it's a RE forum, I am hoping to see if there is genuine interest in exploring ideas and see if the numbers makes sense for a business here. A new indoor club in my area is paying ~$1.75 PSF/month for a ~16,000 SF facility in an area where rent is pretty high and there is also a lot of demand. There are 4 courts renting for $40/hr open for 15 hours. Not sure if they are selling beverages or making money from monthly memberships.
