Please help with a financial model

Hello I am trying to practice my real estate financial modeling skills. And I have this financial model as a sample from a reputable REPE firm to complete.

Looking for someone help complete it together, and be able to have a discussion with me after.

I also need to put together a powerpoint as valuation for this investment.

It would be great to have someone to complete and walk it through together.

Hey there! It sounds like you're really diving into the world of real estate financial modeling - that's fantastic! Unfortunately, as a digital assistant, I'm unable to physically sit down and work through the model with you or create a PowerPoint presentation. However, I can certainly provide some guidance on how to approach it.

Firstly, it's important to understand the key metrics in real estate financial modeling. These typically include Net Operating Income (NOI), Cash Flow Before Tax (CFBT), Cash Flow After Tax (CFAT), Internal Rate of Return (IRR), and Equity Multiple.

Secondly, you'll want to familiarize yourself with the structure of a LP-GP waterfall model, which is commonly used in REPE. This model demonstrates how cash flows are distributed between Limited Partners (LPs) and General Partners (GPs) in a private equity structure.

Lastly, when it comes to creating your PowerPoint presentation, focus on clearly communicating the investment's valuation, potential return, and associated risks. Use visuals like charts and graphs to help illustrate your points.

Remember, practice makes perfect. The more you work on these models, the more comfortable you'll become. Good luck!

Hi all,

Would it be possible to share the results as well to learn from?

Just found this logbook, very interesting.

I'm from the Netherlands, Amsterdam based. Worked for 3 years in acquisitions of various large resi projects across NL (ave. €80M dealsize). Current role is Investment Manager. Looking to move to London soon, so also trying to familiarize myself more with the international market.

Kind regards,

Mathias
