Principal Side or Investment Sales
Need some advice...Currently I am at a Tier 2 shop in large eastern city. (Not JLL, CBRE, Cushman). Our office has 5 office landlord brokers,but a bulk of what we do is property management. I have been supporting acquisitions using Argus etc, but the majority of it has been for our clients hoping we get management/leasing assignment. I am currently speaking with large institutional investment sales shop (think Eastdil, CBRE, JLL) and a regional principal with about 3Bn in AUM. What would be the better move? Principal side is probably more $$ initially, but is the upside at the large brokerage shops really that great?
They're totally different careers - do you want to be 100% focused on sales long-term, or do you want to take on an investor mindset and get into the nitty gritty of a deal?
I think I want to learn on the principal side, but then long term go into sales. But I feel as if my experience gained getting into deals on principal side would help me long term in investment sales. Principal pay also seems pretty good right now to continue to learn 120k+ at 24. Thoughts? Sales are natural to me.
If your end-goal is investment sales then I think you'll learn more on the investment sales side.
If you think that you want to end up in investment sales, I would recommend that you start there as it is going to be easier to grow your reputation and experience. I personally think that it is easier to start as IS analyst and grow your way through the ranks than trying to make a transition later when you are older. If you decide that you don't like IS, you can always jump to the principal side, I think that is harder to do the inverse.
