Quality Real Estate Models?

What do you like to see in a high quality, somewhat robust real estate model in excel? Summary, Rent Roll, Monthly CF, Amortization, Partnership CF? Do you build rent roll separately in excel? How do you build annual rent bumps dynamically? Operating expenses on a separate tab? Recoveries? Love to hear your thoughts.

Breaking into Wall Street and GETREFM are great resources. Don’t worry about being too complicated. You’ll learn that on the job. Frankly, we build complicated models because our partners demand it, but real estate math should be kept pretty simple. If you can’t make the numbers tie back of the envelope, a complicated model doesn’t matter. I always break deals down to a per square foot or per unit metric and look at return on cost.

For example, If I can buy it for $100 PSF and invest $5 PSF to renovate it, my basis is $105 PSF. If my stabilized rents are $10 PSF and expenses will be $4 PSF, I’m netting $6 PSF of Net Operating Income. Assuming market cap rate of 5.5%, I can sell for $109 PSF. That means my appreciation is $109/$105 and my return on cost is $6/$105 or 5.71%.
 If I’m happy with these returns, move forward. I don’t need a complicated model to tell me this. What I’m trying to say is don’t be too concerned over crazy modeling. Just get the basics.
